OUTSIDE THE PERIMETER

What is life like outside the perimeter?

  • "Bang for Your Buck"

One of the most immediate benefits is the real estate value. Generally, your dollar stretches further once you cross the perimeter. You can often find newer builds or larger footprints for the same price as a smaller, older home within city limits. Additionally, property taxes in surrounding municipalities are frequently lower than those within the City of Winnipeg.

  • Larger Lot Sizes and Privacy

If you value elbow room, the communities outside the city are hard to beat. Instead of the standard 40-foot city lot, many properties in areas like Oakbank or LaSalle offer oversized lots or even small acreages. This extra space allows for:

Large detached workshops or "toy" sheds.

    Extensive gardening and landscaping.

    Increased privacy from neighbors.

  • A True "Small Town" Sense of Community

There is a different social energy in a community where people tend to know their neighbors. Small-town living often fosters a safer, more connected environment. Local hockey rinks, community centers, and schools become the central hubs of social life, making it easier for families to integrate and build lasting local friendships.

  • Direct Access to the Outdoors

Living outside the perimeter puts you on the doorstep of Manitoba's natural beauty. You avoid the "stop-and-go" traffic required just to get out of the city for a weekend. Whether it’s hitting the snowmobile trails in the winter, being closer to the lakes for a quick fishing trip, or simply enjoying the quiet of the prairies, the transition from "home" to "adventure" is much faster.

  • Reduced Noise and Congestion

The "white noise" of the city—sirens, constant traffic, and light pollution—is significantly diminished. Outside the perimeter, the nights are darker (perfect for seeing the stars) and the days are quieter. You get the benefit of a peaceful retreat while still being a manageable 15-20 minute commute away from the city's major amenities and employment hubs.

Better Value & Strong Communities

  • Regional Vocational Excellence

Many divisions outside of the perimeter of Winnipeg offer high-end vocational training that draw in students from across the region.
    For example:

Red River Valley School Division: Offers robust pipe trades and provincial vocational programs in communities like Morris and LaSalle.

Interlake School Division: Known for strong apprenticeship programs in Stony Mountain and Stonewall, allowing students to gain hands-on trade experience while finishing high school.

  • Diverse Language and Cultural Programming

The communities to the south and west of the city offer some of the most established language programs in the province:

Seine River School Division: Serves communities like St. Adolphe and Ste. Anne with a heavy emphasis on French Immersion and bilingualism, reflecting the deep Francophone heritage of the area.

Hanover School Division: In communities like Niverville, there is a strong focus on choral music and performing arts, which are often integrated into the core curriculum and community festivals.

  • Rapid Growth and Modern Infrastructure

As communities like LaSalle, Headingley, and Niverville continue to boom, their school divisions have prioritized modernizing the learning environment:

New Builds: Niverville recently opened a state-of-the-art high school designed with open-concept "learning commons" and professional-grade labs.

Outdoor Classrooms: Divisions like Garden Valley and Macdonald (within the Seine River and Red River Valley divisions) frequently utilize the surrounding prairie landscape for environmental science and "land-based" learning, giving students a practical connection to the local economy and geography.

Prioritized Education

St. Vital Park in the fall
  • St. Vital Park & The Duck Pond: This is the undisputed crown jewel of the area. It’s a four-season destination where people go for summer picnics by the Red River, fall photography among the mature trees, and skating on the picturesque duck pond in the winter. The award-winning Manitoboggan accessible slide is a major landmark here as well.

  • The Island Lakes Trail System: One of the biggest draws for the Island Lakes community is the interconnected network of paved walking and cycling paths. These trails wind around the neighborhood's man-made lakes and through Lindsey Wilson Park, offering some of the best sunset views and serene morning walk routes in the city.

  • St. Vital Centre: More than just a mall, the "Centre" serves as the primary community hub. It’s where the neighborhood gathers for movies at the SilverCity theatre, major shopping trips, and community events. For many residents in Island Lakes, its proximity is a major selling point for the area.

  • Harth Mozza & Wine Bar: Located just a short drive away at the edge of St. Vital/Southdale, this is the area's premier spot for an upscale night out. It’s famous for its wood-fired pizzas and handmade pasta, often serving as the "celebration" spot for locals marking birthdays or anniversaries.

  • The Seine River Greenway: For those who love the "hidden gem" feel, the Greenway offers a more rugged, natural escape than the manicured St. Vital Park. It features winding trails along the Seine River that feel like you’ve left the city entirely, popular for birdwatching and hiking.
