Is a new construction home the right choice for you?

Purchasing a new build comes with many advantages for prospective buyers but the process for securing one can be dramatically different from purchasing an existing home. This page will help you understand the pros and cons of the product and the process.

Often times when a Realtor chooses to represent a specific builder they can no longer sell another builders product. I have chosen to maintain my client first focus so that I can continue to offer solutions that fit my clients.

Choosing Your Builder

This is THE MOST CRUTIAL PART OF THE PROCESS. Selecting who is going to construct your home is incredibly important. Too often buyers will walk through a show home and see the final product all dressed up in staging and get lost in the beautiful finishings and make their decision hastily. They often don’t consider what the construction behind the walls looks like, how long the builder has been in business and what their track record is like.

Manitoba has seen a massive increase in the number of new builders in the market over the past 5 years and it is now more important than ever to ensure you are partnering with a builder who can deliver a sound product.

When I work with clients looking at new construction homes it is almost mandatory that we be able to see homes from the builder at 3 different phases of construction*. Foundation/framing, drywall and finished. By looking at homes in these phases we can see the different parts of construction and identify the quality of the builder making it easier for my clients to make a sound decision.
*Doing this is not always possible. Sometimes builders don’t have other homes for us to walk through so we need to use other methods and criteria to determine overall quality.

In my experience, I have determined that there are three types of builders to choose from. There is the “Budget/Entry Level” builder, The “Solid Value” builder & of course, the “Custom/Luxury Home” builder. Each one has their advantages and challenges and sometimes one builder may have a boot in 2 of the 3 categories but I’ve aways been able identify a builder with one of these groups.

Financing for New Builds

Financing for new builds can be difficult to wrap your head around, especially if you’ve already invested time into purchasing an existing home and are now looking at a new build. Financially, things can be very different.

Warranty

In Manitoba, there are two types of warranties offered by the vast majority of builders. Your new home will be covered by either the National New Home Warranty Program or the Manitoba New Home Warranty Program.

Occasionally smaller builders will offer their own version of warranty, but be warned these warranty programs can cause issues. If you come across a new home builder who is not registered with a 3rd party warranty provider and your mortgage requires CMHC insurance, in other words, you have less than 20% down, your finance application likely won’t be approved. Ensure your builder is affiliated with a reputable 3rd party warranty provider. Even if you have 20% down, there is still a chance the bank will decline your file if your builder does not warranty their work.

With warranty being one of the major draws to purchasing a new home over an existing one it is important to make sure that your investment is protected by a comprehensive warranty plan.

HOW OFTEN ARE THERE ISSUES?
Of course it would be great if warranty never had to be used, but we live in a dramatic climate of constant heating and cooling and this environment is very hard on building materials. Compared to other places Manitoba has strict guidelines to ensure our buildings can handle our cold winters and our hot summers. If a builder fails to adhere to these standards and the imperfections are not caught during the building inspection process (it happens) issues can come up years after the new owners have taken possession of the home.

Some of the most common types of warranty claims are:

  • Screw pops (drywall screws pop out of the drywall due to expansion & contraction)

  • Window & door issues

  • Cracking in drywall plaster joints

It’s worth noting that concrete work (excluding your foundation) is typically not covered under the warranty program. If your basement or garage floor cracks or heaves or your driveway shifts, this will not likely be covered.

Understanding what your warranty covers is crucial.

Post Possession & Maintenance

After your new home is ready for you to move into, you can relax knowing that you’ve invested in a product that is going to last for many years and grow into a profitable investment for you and your family, but your work isn’t done, yet.

New homes still require regular maintenance and this is often overlooked. Just because the home is brand new does not mean that you can move in and expect it to stay in great shape for years to come just because it is new. Your builder will go through a possession day walk through with you to explain how everything works and they will provide you with a detailed list of their recommended maintenance tips. It is important to follow their advice, if you don;t this could impact the validity of future warranty claims.

Beyond the items that the builder will ask you to continue to maintain, here are a few other things that you as the homeowner will need to manage in a new build.

  • HUMIDITY:
    In a new home the materials used to build the home are new and therefore they have a significant amount of moisture. These materials will continue to dry out and off-gas introducing increased humidity into your home. its crucial that you maintain proper moisture levels in your new home. It can take over 2 years for this extra moisture to eventually make their way out of the home.

  • SOIL GRADE:
    Your new home has been built in freshly disturbed ground. The mud surrounding your foundation is going to continue to settle over the next couple of years. For several reason it is imperative that you monitor and maintain a sloping grade away from the home to ensure that water runs away from your foundation. You may even find large gaps around the exterior walls where the ground has pulled away from the home.

  • GENERAL WATER MANAGEMENT
    Ensuring water naturally moves away from your home will help with both of the above points. Ensure eaves stay clean, downspouts are attached and run rainwater at least six feet away from the home and that no areas of the yard accumulate standing water.
