Working with a Mortgage Professional.
I noticed that the vast majority of my clients had gotten their pre-approval from their every day bank and they just accepted the rate that was given to them. When introduced to the idea of a Mortgage Broker a lot of them didn’t really know what they did, or they assumed they were costly to hire. Let’s deal with both of these concerns.
A Mortgage Professional is someone who works for you (similar to how a Realtor works for you) and not the bank. Their job is to make sure you get the best financial set up possible for your situation. They put your application in front of all the major banks, credit unions and other lenders and make them compete for your business. This often results in the best possible rates and gives you added confidence knowing that you are moving forward with the best option. Best of all, this service doesn’t cost you anything.

Utilizing a REAL ESTATE Lawyer.
You may have noticed that I put “REAL ESTATE” in capital letters above, this is not a typo. I want to make it very clear that hiring a Lawyer who specializes in real estate is very important to make sure the sale or purchase of your home goes through flawlessly.
Many clients will call up their family lawyer to do the job, and while normally they can get it done, if something unusual were to come up (it can happen) they may not know how to handle it. It would be like calling a handy-man to fix a complex electrical problem. They may be able to do it but it’s best left to the professionals.
Sara specializes in real estate law and she knows how to best navigate you through unusual situations if they were to arise.
Looking back, over 80% of my clients didn’t have a lawyer to process their transaction. I had to recommend one or they had to call around and hire one. Having Sara at your disposal is one less thing on your to-do list and you can rest easy knowing she is a pro!

Buying and selling real estate is stressful enough, you shouldn’t have to add extra stress by making sure your Realtor talks to your bank who talks to your lawyer, and vise versa. Add a contractor to the mix and if we aren’t all on the same page things can get confusing and the chance for errors increases. You could end up playing secretary sending emails and text massages all night when you could be relaxing and picking out paint colours.
